This week’s headline that my clients are asking about: Bank of Canada raises the policy rate by 25 basis points to 2½% (Bank of Canada, October 28, 2026). If you own a home or are planning a move in Vancouver or anywhere in Metro Vancouver, here is what it means in plain English.
This is general information only, not advice for your situation. When you want it applied to your own numbers, the first step is a short Form 1A, then I give you genuine, licensed advice, then I review your file personally.
What Happened
What It Means for Your Mortgage Renewal
If your term ends in the next 12 months, this is the moment to start comparing, not the week your lender’s letter arrives. Many lenders can hold a rate for a period before your renewal date, which gives you a safety net if rates keep moving.
Variable-rate borrowers feel policy-rate changes first. Fixed rates follow bond yields, so they can move before or after the Bank of Canada. Either way, knowing your renewal date, balance and options puts you back in control.
