“Add two points to the rate” is how most people describe the stress test. It’s true, but it’s only half the math. The other half is a pair of ratios that decide how much room you actually have.
Part one: the qualifying rate
Lenders qualify you at the higher of a minimum benchmark or your contract rate plus two percentage points. That protects you if rates are higher when you renew. It’s a test, not the rate you pay.
Part two: the ratios
- GDS (gross debt service): housing costs, meaning mortgage payment at the qualifying rate, property tax, heating and half of strata fees, as a share of gross income.
- TDS (total debt service): all of the above plus car loans, credit card minimums, lines of credit and student loans.
What quietly shrinks a BC buyer’s room
- Strata fees. Many Metro Vancouver condos carry meaningful monthly fees, and half typically counts in GDS.
- Small monthly debts. A modest car payment can reduce borrowing room more than people expect.
- Unused credit limits. Some lenders count a payment on a line of credit even when the balance is low.
What you can do before you shop
- Pay down or close small debts where it makes sense.
- Gather two years of income documents early, especially with bonus, commission or self-employed income.
- Run your numbers in the affordability calculator to see the effect of strata fees and debts.
The takeaway
The stress test isn’t a wall. It’s a set of numbers you can understand and prepare for. Once you’ve completed Form 1A, I can look at how different lenders would read your file.
Your next step
If you’d like this applied to your own numbers, start with the home-buying check. It takes a few minutes, then a short Form 1A from me as a licensed broker, and I review your file myself.
Frequently Asked Questions
Does the stress test apply to everyone?
It applies to most federally regulated lenders. Rules can differ for some lenders and for straight switches at renewal.
Is the qualifying rate what I’ll pay?
No. It’s only used to test the payment. Your actual rate is set by the lender and term you choose, OAC.
Do strata fees really count?
Typically half of the strata fee is included in GDS, though lenders can vary.
