Many BC business owners sign personally for a business loan to get a line of credit, an equipment loan or a lease. It’s routine. What surprises people is how it can show up when they apply for a mortgage.
Why signing personally matters to a lender
Signing personally means you’re personally on the hook if the business can’t pay. Some lenders treat part or all of that payment as your debt, which raises your TDS ratio and can reduce your borrowing room.
How lenders tend to look at it
- It appears on your credit report. Some personally signed debts do, some don’t; lenders may ask either way.
- Proof the business pays it helps. Business bank statements showing the payments come from the company can matter.
- Lenders differ. One lender may count the full payment; another may exclude it with the right documents.
What to gather before you apply
- The loan or lease agreement showing your personal covenant.
- Twelve months of business statements showing the business makes the payments.
- Your corporate financial statements and personal Notices of Assessment.
Plan the timing
If you’re thinking about new business borrowing and a home purchase or refinance in the same year, the order can matter. Talk it through before signing either one.
The takeaway
A personal covenant doesn’t close the door. It changes which lenders fit and what paperwork tells your story best. Once you’ve completed Form 1A, I can look at how different lenders would treat it.
Your next step
If you’d like this applied to your own numbers, start with the self-employed check. It takes a few minutes, then a short Form 1A from me as a licensed broker, and I review your file myself.
Frequently Asked Questions
Will every lender count my personal covenant?
No. Treatment varies by lender and by how well you can show the business pays the debt.
Does a personal covenant show on my credit report?
Sometimes. Either way, it’s best to disclose it so there are no surprises late in the file.
Can I apply for a mortgage while a business loan is in progress?
You can, but timing affects both files. It’s worth planning the sequence first.
