Don't overlook Debt Coverage Ratio requirements Debt Coverage Ratio (DCR) prerequisites differ from one lending institution to another. Some institutions may consider rental offset for qualification, while others use a 1.10% debt coverage ratio, calculated by dividing the net operating income by the debt service.

For instance, assume a rental property with a PIT (Principal, Interest, and Tax) of $1,432 and rental income of $2,000. Calculate 70% of the $2,000 income ($1,400) and subtract it from the PIT ($1,432). The $32 shortfall is then included in your Debt Ratio.
